Professional Trim and Baseboard Painting
Trim and baseboards are where condo paint jobs visibly succeed or fail. Walls hide minor lap marks under matte sheen, but trim catches light from every angle and shows every brush mark, every missed sand-through, every gap where the caulk pulled back from the wall over a winter. The right specification on a Toronto condo is a Master Painters Institute G5 semi-gloss, which sits at 35 to 70 units on a 60° gloss meter, scrubs clean, and resists fingerprint smudging on door casings and around switches.
The product we specify on most jobs is Benjamin Moore Advance in semi-gloss (793). It's a waterborne alkyd, which means it lays out and cures like the old oil-based trim paints (hard, smooth, durable to handling) but cleans up with water and meets every Ontario VOC limit under SOR/2009-264. The recoat window is 16 hours per the TDS and full handle-without-marking cure is 30 days. We respect both numbers on every job.
The other 90 percent of trim work is the prep nobody photographs: filling nail holes with two-pass spackle, caulking the wall-to-trim joint with a paintable acrylic-latex (DAP Alex Plus or equivalent, ASTM C834), sanding the entire run smooth, dusting, then priming bare wood or any spot where the previous finish telegraphs through. The crisp cut line at the wall-trim joint comes from a steady hand, not from tape. Tape pulls paint, leaves a ridge, and prevents the caulk-paint integration that makes the finished line look continuous instead of layered.

MDF vs Wood Trim: Different Substrates, Different Prep
Most Toronto condos built after 2000 use MDF (medium-density fibreboard) trim and baseboards, not solid wood. The two substrates take paint differently and the prep needs to match. Getting this wrong is why so many "fresh paint" baseboards in newer condos show telegraphing seams, swollen ends, or fuzz under the finish within a year.
| Substrate | Visual cues | Prep difference | Paint cure note |
|---|---|---|---|
| Solid wood (oak, pine, maple) | Visible grain, weight, end-grain showing on cuts | 220-grit scuff sand, full degrease, oil-based primer on bare areas | Standard Advance recoat at 16 hrs per TDS |
| MDF (smooth) | Uniform tan/brown core on cut ends, no grain, lighter weight | Light scuff, mandatory shellac primer on cut/exposed edges to seal the fibre | Edges absorb 2-3× more product than face |
| Pre-primed MDF | White factory primer, smooth | Scuff existing primer, light fill any nail-head dimples | Standard waterborne enamel direct |
| Plastic-wrapped MDF | Glossy white plastic coating | Bonding primer required (INSL-X Stix); standard primer fails | Allow full bonding-primer cure |
The MDF-edge failure mode is the most common one we get called to fix. A previous painter rolled fresh paint over MDF baseboard end-cuts without sealing them first, the fibre wicked moisture from the paint, and the end of each board swelled and split within months. The fix is shellac-based primer applied to every exposed edge before the finish coat. Five extra minutes per length of trim, indefinite life on the finish.
The Art of Trim Painting
Good trim painting comes down to four things: prep, caulking, technique, and patience.
Caulking: The Foundation
Most amateur trim painters skip caulking. This is the biggest mistake. Caulk seals gaps and creates seamless lines. Without it, trim looks sloppy no matter how well you paint.
Where we caulk:
- Gap between baseboard and wall
- Gap between baseboard and floor (especially on uneven floors)
- Inside corners where two trim pieces meet
- Around door frames and openings
- Between trim and flooring
What we use:
- Paintable latex caulk for interior trim (most trim jobs)
- Silicone caulk in bathrooms and kitchens where moisture is high
We apply caulk carefully, smooth it with a wet finger, and let it cure before painting.
Filling Nail Holes
After decades of living in a home, trim accumulates hundreds of nail holes from hanging pictures, removing shelves, and general wear.
Our process:
- Inspect all trim closely for holes
- Fill with spackling compound
- Sand smooth once dry
- Prime and paint over
Most homeowners never notice these holes. Professionals always do. We do not.
Sanding and Prep
Before primer, we lightly sand all caulked and filled areas. This ensures:
- Spackling and caulk feather smoothly
- Primer adheres properly
- Final paint coverage is even
Painting Technique
This is where experience shows. We:
- Use quality brushes (not cheap foam brushes)
- Cut in carefully at edges using painter's tape
- Apply even coats without overloading the brush
- Maintain proper brush angles for crisp lines
- Inspect as we go, touching up imperfections immediately
Trim Finishes and Colours
Semi-Gloss (Most Popular)
Semi-gloss is traditional for trim because it:
- Resists stains and fingerprints better
- Has a subtle shine that makes trim pop
- Cleans more easily than matte
- Hides minor imperfections less (but shows details)
Semi-gloss is our most recommended finish for baseboards, doors, and detailed trim.
Satin Finish
Satin works if you prefer less shine. It:
- Has subtle sheen, more contemporary look
- Cleans reasonably well
- Hides minor imperfections better than semi-gloss
Some modern homes use satin throughout. We can do either, your preference.
Trim Colours
Traditional white trim:
- Pure white: Brightest, most modern
- Off-white, cream: Warmer, more traditional
- Soft grey: Contemporary, pairs well with grey walls
Accent colours:
- Black or charcoal: Bold, dramatic
- Deep green or navy: Rich, sophisticated
- Same colour as walls: Modern, seamless look
Most homeowners stick with white or off-white. This is timeless, works with any wall colour, and is always in style.
Common Trim Painting Issues We Fix
Gaps Between Trim and Walls
In older Toronto homes, walls are often wavy or uneven. Trim does not sit flush against walls, creating visible gaps. We caulk these, feather the caulk, and paint for a seamless appearance.
Uneven or Damaged Trim
If trim is warped, broken, or rotting, we may recommend replacement before painting. Some damage can be stabilized with filler and paint. Structural damage requires replacement.
Nail Pops
In newer homes with drywall, nail pops are common (nail or screw works loose). We identify pops, reset nails, patch with spackle, sand, and paint.
Paint Buildup
Trim painted multiple times can have thick paint layers that obscure detail. We may sand off buildup, especially in corners and edges, to freshen the appearance and prevent further buildup.

Trim Painting Process
Step 1: In-Home Assessment
You request a quote and we visit. We walk through your home and measure or estimate linear footage of trim and baseboards. We assess condition, caulking needs, and any damage. We give you a fixed price.
Step 2: Colour Selection
We bring Benjamin Moore colour swatches. Most trim is white, but we discuss whether you want a different colour to complement your walls.
Step 3: Protection
We protect floors and walls. We use drop cloths and plastic sheeting. We tape around trim at transitions.
Step 4: Caulking
We caulk all gaps and seams. We smooth caulk with a wet tool. We let caulk cure fully before moving forward.
Step 5: Patching and Sanding
We fill nail holes with spackling compound. Once dry, we sand all filled and caulked areas smooth.
Step 6: Priming
We prime all trim with Benjamin Moore primer. This seals the surface and ensures even paint coverage.
Step 7: Taping
We apply premium painter's tape along the wall-trim edge. We seal the tape so paint does not bleed under.
Step 8: Painting
Two coats of semi-gloss Benjamin Moore paint with proper dry time between coats. We brush every edge carefully for crisp lines.
Step 9: Tape Removal and Cleanup
While paint is still slightly tacky, we remove tape, leaving a clean line. All drop cloths removed, floors cleaned, home ready.
