Etobicoke is Toronto's most diverse neighbourhood. Over 20 years, I've painted family homes in the Kingsway, upscale residences near James Gardens, townhouses and condos around Islington, newer developments in Sherway Gardens area. Walk through Centennial Park, see the revitalization at Islington City Centre, browse Sherway Gardens shopping, and you sense a neighbourhood that's simultaneously established and constantly evolving. Young families, diverse cultures, people seeking suburban comfort with access to downtown.

When you call us, you're talking to me directly, not a call centre, not a sales rep. I'll come to your property, walk through the space with you, and take it from there.

Painting in Etobicoke: what this neighbourhood demands

Etobicoke is diverse Toronto. Luxury homes in the Kingsway neighbourhood, family townhouses with character, newer condo developments near Islington, Long Branch waterfront, Sherway Gardens retail and residential. The people here chose Etobicoke for value and community, not status or trendiness.

That shapes how I approach every project. Etobicoke clients are practical and quality-conscious. They want paint work that lasts, that looks professional, that represents honest value. Benjamin Moore is the right standard, Aura for premium clients, Regal Select for solid performance. Farrow & Ball for clients wanting heritage character or luxury detail.

Building coordination for Etobicoke condos is straightforward. The townhouse communities and newer condo buildings are well-organized. We handle everything proactively, and everything runs smoothly.

Etobicoke's housing mix: from Mimico waterfront to Kingsway estates

Etobicoke spans roughly 124 square kilometres and includes more housing-type diversity than any other Toronto former-municipality. Your address determines the scope baseline more than the city does:

Etobicoke south / lakefront (Mimico, Humber Bay Shores, New Toronto, Long Branch): 2000s-onward lakefront condos with off-lake humidity considerations covered in our Humber Bay Shores and Mimico location pages. West-facing UV exposure drives the Aura spec.

Etobicoke central (Kingsway, Princess-Rosethorn, Islington-City Centre West): established single-family residential, post-war bungalows with later additions, larger lot sizes than central Toronto. Plaster walls common in pre-1960 builds, pre-1990 popcorn ceiling testing standard, larger square footages drive multi-week scopes for full-home repaints.

Etobicoke north (Rexdale, Humber Summit, Thistletown): mid-century post-war suburban construction, mostly single-family bungalows and split-levels from 1960s–1970s. Pre-1990 ceiling texture testing standard, smaller bathrooms and kitchens than newer construction (faster per-room scope), older HVAC and ventilation systems that affect paint cure timing.

Etobicoke condo clusters (Islington Centre, the City Centre Drive corridor): post-2010 high-rises following standard condo prep baselines, similar logistics to North York Centre.

Travel from our Toronto base to Etobicoke ranges from no surcharge for Mimico and Humber Bay Shores (close in) up to a small surcharge for Rexdale and Humber Summit jobs. We quote both ways at walk-through so the travel piece is transparent.

Chad was excellent. He asked the right questions and understood my needs. They were quick and quoted best price for the work and completed the work in two days much less than other painters. They did an amazing job and the best part is it was done in a clean manner. Definitely recommend Condo Painters Pro for all painting needs.

Pricing

Etobicoke condo and home painting typically runs $1,050-$1,750 for a one-bedroom, $1,750-$2,950 for a two-bedroom, and $3,200-$6,800+ for larger units and townhouses. Cabinet refinishing starts at $2,600. All prices are plus HST and include premium paint, prep, building coordination, and our 5-year workmanship warranty.

Every quote is based on seeing your space, I won't give you a number over the phone that doesn't reflect the actual work involved.

Etobicoke painting FAQ

How much does painting cost in Etobicoke? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Etobicoke building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.

Can you paint while I'm living in the unit? Yes — most of our Etobicoke clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.

How long does a typical Etobicoke project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Etobicoke jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.

Do you charge a travel surcharge for Etobicoke? We quote travel transparently at walk-through. Etobicoke is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.

What's the warranty? 5-year workmanship warranty in writing on every invoice. We come back and fix any application failure inside that window at no charge. The warranty is tied to the address, not the homeowner, so it transfers if you sell. See our warranty page for full terms.
