Professional Door Painting
A condo door takes more daily abuse than any other painted surface except the kitchen cabinets. Pushed open with shoulders, hands, grocery bags, dog leashes. The paint specification has to match the use. The Master Painters Institute G5 semi-gloss standard is the right target, and the product we specify on every interior door we paint is Benjamin Moore Advance in 793 semi-gloss. It's a waterborne alkyd that levels out without brush marks and cures hard enough to take repeated handling without imprinting. The TDS calls for a 16-hour recoat window and 30 days to full hardness, which means doors stay on their hinges and out of high-impact zones for the first week after we paint them.
The other half of the job is hardware. We remove every knob, hinge, strike plate, and door stop before sanding starts, label each piece to its exact opening, and reinstall after the second coat has cured at minimum 24 hours. Painting around hardware in place is the most reliable way to leave a layered, drip-prone finish at the highest-traffic point on the door. We never do it.
For chronic-rework cases (peeled bottom rails on metal entry doors, swollen wood bottoms after winter ice melt, hinges torn through soft pine jambs) the conversation often shifts from paint to door replacement before we quote. A rotten substrate doesn't take a finish that holds up; it just delays the failure.

Door Material Identification: Hollow Core, Solid Core, MDF, or Wood
Toronto condo doors come in four materials and the prep changes for each one. Misidentifying the material at quote time is the most common reason a "simple repaint" turns into a callback within a year.
| Door type | How to identify | Sound when knocked | Prep difference |
|---|---|---|---|
| Hollow-core flush | Light (5–8 lb), uniform smooth surface, edge shows honeycomb cardboard | Hollow drum echo | Standard scuff + prime; cannot fill deep dents (no substrate behind) |
| Solid-core flush | Heavy (25–40 lb), uniform smooth surface, dense edge | Solid thud | Same as wood; takes brush-marking less because the face is engineered MDF |
| Solid wood (panel) | Heavy, visible grain, raised or recessed panels, 6-panel or shaker style | Solid thud | Light scuff, oil/shellac primer on bare wood, watch grain raising |
| MDF panel | Medium weight, uniform tan core on cut edge, painted-look factory finish | Solid but slightly muted | Shellac primer on every cut edge, never water-based primer alone (fibre raises) |
The most-failed-job pattern we see on doors is hollow-core flush doors that someone tried to fill with spackle to repair a dent. There's nothing behind the face skin to support the fill, the spackle pushes through, and the repair fails immediately. For hollow-core doors with face damage we recommend either accepting the dent, applying a thin (under 3mm) skim that won't load the face skin, or replacing the door (typically $80–$200 for a builder-grade replacement).
Door Swell in Winter: The Sticking Door That Isn't a Paint Problem
If your unit door or closet door has been sticking in winter and free in summer, the issue is wood moisture cycling, not paint thickness. Toronto winter indoor humidity drops to 15–25 percent in heated condos, which shrinks wood doors by 2–4 mm across the width and stiles. Summer humidity at 50–60 percent swells them back. A door that fits perfectly in October will rub the strike plate by February and clear it again by May.
We don't sand or plane sticking doors in February because they'll be loose by July. The correct fix on a chronically sticky door is to wait for a humidity-stable month (April or October in Toronto), assess the fit, then trim minimally if needed. Door replacement is rarely the right answer for a swelling/shrinking pattern.
Interior Door Painting
Interior doors are the backbone of your home's interior design. They divide spaces, connect rooms, and contribute to the overall aesthetic.
Interior Door Colours
White and off-white (most popular):
- Pure white: Bright, clean, modern
- Off-white, cream: Warmer, traditional
- Soft grey-white: Contemporary
- Works with any wall colour, always in style
Matching wall colour:
- Paint doors the same colour as walls for seamless, monochromatic look
- Modern design, sophisticated
- Works best with light or neutral wall colours
Contrasting with walls:
- Dark doors on light walls: Navy, black, charcoal on white (classic)
- Light doors on dark walls: White on dark accent wall
- Accent colour matching trim or accents elsewhere
Matching to original trim:
- Paint doors same colour as trim and baseboards
- Cohesive, traditional look
- Most popular approach in heritage homes
Interior Door Styles We Paint

- Interior doors with glass panels are becoming trendy

Exterior Door Painting
Exterior doors need durability. They face weather, temperature swings, UV exposure, and moisture. Semi-gloss exterior paint is essential.
Exterior Door Considerations
Paint durability:
- Exterior doors need premium paint that resists fading and peeling
- Benjamin Moore exterior semi-gloss is formulated for this
- Interior paint will fail outdoors
Finish:
- Semi-gloss is standard for exterior doors
- Resists weather better than matte or eggshell
- Shows dirt more but is much more durable
Colour:
- Dark colours (black, navy, forest green) are popular
- Black is classic and works with any home
- Navy is sophisticated and trending
- Red is bold and traditional
Hardware:
- Exterior doors often have multiple locks and hardware
- We remove, paint around, and reinstall carefully
- Sometimes hardware is left on but carefully painted around
Common Exterior Door Issues
Paint peeling or flaking: Usually from poor prep or wrong paint type. We degloss properly and use exterior-grade paint that lasts.
Staining or mildew: Exposure to weather causes staining. We clean, prime with stain-blocking primer, and paint with quality exterior paint.
Swelling or sticking: Moisture causes doors to swell. Painting does not fix structural problems, but proper paint application with good drying ventilation helps.
Door Hardware
Good hardware makes the difference between amateur and professional door painting.
Hardware Removal and Reinstallation
We remove all door hardware before painting:
- Door knobs and locks
- Hinges (if needed for better access)
- Strike plates
- Hinge plates
We label everything so reinstallation is exact. We clean hardware while paint dries. We reinstall everything carefully, ensuring locks work smoothly and hinges hang properly.
Hardware Cleaning
While doors cure, we clean hardware. This improves the overall appearance and shows attention to detail. Shiny, clean hardware looks more professional than dusty, neglected hardware.
Hardware Finish Matching
We discuss hardware finish with you. Matching hardware (brushed nickel, polished chrome, oil-rubbed bronze) should coordinate with your door colour and overall aesthetic.

Door Painting Process
Step 1: In-Home Assessment
You request a quote and we visit. We walk through your home and count doors. We assess condition, finish (painted vs. stained), and any damage. We discuss colour options. We give you a fixed price per door and bulk discount if applicable.
Step 2: Colour Selection
We bring Benjamin Moore colour swatches. We help you decide whether doors should be white, match walls, contrast with walls, or match trim. We discuss how colour choices affect the overall look of each room.
Step 3: Door Prep
We protect the floor around each door with drop cloths. We remove all hardware carefully, labelling pieces so reinstallation is exact.
Step 4: Surface Preparation
For painted doors, we degloss with light sanding. For varnished or stained doors, we sand more aggressively. We patch any damage with wood filler if needed. We sand smooth.
Step 5: Priming
We prime all door surfaces with Benjamin Moore primer. For new patches or stained doors, priming is critical for even paint coverage.
Step 6: Painting
Two coats of semi-gloss Benjamin Moore paint with proper dry time between coats. For panelled or louvre doors, we paint carefully, following the profile and ensuring all surfaces are covered.
Step 7: Hardware Cleaning and Reinstallation
While paint cures, we clean hardware. Once paint is ready, we carefully reinstall all hardware. We test locks and hinges to ensure smooth operation.
Step 8: Final Inspection
We inspect all doors with you. If touch-ups are needed, we handle them before completion. Doors are dry and usable in 24 hours.
