Painting in CityPlace: what this neighbourhood demands

CityPlace is Toronto's largest condo cluster. Eighteen towers in tight proximity, thousands of units, Canoe Landing School pulling families in, Rogers Centre and BMO Field nearby. It's vertical living at its most dense. The people here chose proximity, walkability, and the buzz of downtown living. They want their spaces to feel like real homes, not generic condo boxes.

That's where we come in. Standard finishes won't cut it here. The light, the views, the open-concept layouts, they all demand thoughtful colour and precision prep work. Benjamin Moore Aura, Regal Select, Farrow & Ball for the clients who want something special. Low-VOC paints because families with children are living in these units while we work.

I know CityPlace's building systems inside out. Elevator booking at Parade is different from Panorama. Some buildings want certificates of insurance weeks in advance; others want them day-of. I've managed this with enough consistency that our crews are trusted contractors in the system. That makes everything run smoother.

CityPlace building cohort and what it means for your paint scope

CityPlace was built in two distinct waves and the wave determines almost everything about the paint scope. The first phase (Apex, Matrix, Montage, Maple Leaf Square, completed 2004–2010) used builder-grade primer over machine-finished drywall, which means most original-paint units develop visible roller stipple and patch lines once you start a repaint. We almost always recommend a tinted high-build primer coat on first-time-repainted units from this wave so the second-coat sheen lays evenly across the wall.

The second wave (Paradigm, Parade, Panorama, Pinnacle Centre completed 2011–2017) used factory-primed drywall with smoother ceilings and tighter trim work. Repaints on these go faster and often need no primer step at all on walls that haven't been previously colour-changed. Pre-2010 units consistently quote 15–25 percent higher than newer ones at the same square footage because of the underlying prep difference, not the paint.

Three CityPlace-specific logistics quirks worth knowing before quote day: the freight elevator at Parade and Pinnacle Centre books fast for weekday afternoons and we'll often pull a 4–8pm slot to avoid the queue; Crossbridge-managed buildings (most of the cluster) want our COI faxed or emailed by the Tuesday before a Monday start, and FirstService buildings prefer a 48-hour-ahead notice instead; loading-dock access at Maple Leaf Square shares with event-day Scotiabank Arena traffic, so we sequence material delivery before noon on game days.

  • Caulking — ASTM C920/C834 sealant selection by joint location.
  • Popcorn ceiling removal — Mandatory asbestos testing on pre-1990 buildings, Type 3 abatement referral if positive.

How we work in CityPlace

I know the concierge, the property managers, the building engineers across CityPlace. Not as abstract names on paper, but as people I've worked with dozens of times. That matters. Bookings go smoothly. If something needs adjusting, it gets resolved before it becomes a problem.

Here's what the process looks like on a typical CityPlace condo project:

  1. I come to your unit personally for an on-site visit and colour consultation
  2. You receive a detailed written quote within 24-48 hours
  3. We handle all building coordination, insurance certificate, elevator booking, dock scheduling, building-specific protocols
  4. Our crew arrives on time, sets up complete protection for your floors and furniture, and works through the unit systematically
  5. At the end of each day, everything is cleaned up. You can live normally in the spaces we've finished
  6. Final walkthrough with you before we leave. Any touch-ups done on the spot

Most CityPlace clients are living in their units throughout the project. We've painted hundreds of units with families present, kids doing homework, partners working from home. We're fast, clean, and respectful of your space.

Pricing

CityPlace condo painting typically runs $1,300-$2,100 for a one-bedroom, $2,100-$3,600 for a two-bedroom, and $4,200-$8,500+ for larger units. Cabinet refinishing starts at $3,000. All prices are plus HST and include premium paint, prep, building coordination, and our 5-year workmanship warranty.

Every quote is based on seeing your space, I won't give you a number over the phone that doesn't reflect the actual work involved.

CityPlace painting FAQ

How much does painting cost in CityPlace? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.

Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific CityPlace building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.

Can you paint while I'm living in the unit? Yes — most of our CityPlace clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.

How long does a typical CityPlace project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

Do you offer Farrow & Ball or just Benjamin Moore? Both. Most CityPlace jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets). We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.

Do you charge a travel surcharge for CityPlace? We quote travel transparently at walk-through. CityPlace is within our standard service radius for most jobs. Far-edge addresses may include a small travel line on the quote.

What's the warranty? 5-year workmanship warranty in writing on every invoice. We come back and fix any application failure inside that window at no charge. The warranty is tied to the address, not the homeowner, so it transfers if you sell. See our warranty page for full terms.
