Painting in Liberty Village: what this neighbourhood demands
Liberty Village was built on converted factories and warehouses. Brick, timber, massive windows, high ceilings, concrete floors, the bones of the buildings tell the story. Now it's home to tech workers, creative professionals, families, people who value authenticity and don't want a generic condo. The food scene is alive, Balzac's Coffee, independent restaurants, the energy of King West.
That's different from painting standard downtown condos. Industrial loft finishes demand a particular approach. You're not trying to hide the brick; you're trying to enhance it. You're working with high ceilings and natural light that behaves completely differently than a standard 9-foot residential space. Exposed concrete, timber beams, open-concept layouts, they all need colours and finishes that respect the character.
Benjamin Moore is my standard here. Aura for the premium client, Regal Select for solid performance. When someone wants to bring out the raw quality of the loft, I recommend colours that complement rather than compete with the bones of the building.

Painting heritage industrial conversions: what Liberty Village walls actually need
Most Liberty Village buildings started life as factories or warehouses between 1880 and 1920. Toy Factory Lofts was a Massey Harris implement plant. Liberty Market Lofts was a Hinde & Dauch paper factory. West Liberty Lofts was the original Toronto Hydro substation. The conversions retained the original brick and timber, which is exactly what makes the units valuable and what makes them harder to paint than standard drywall.
Exposed brick is technically paintable but rarely the right call. The mortar joints absorb paint unevenly compared to the brick face, and any moisture migration through the wall (common in 100-year-old masonry) lifts the paint film from behind. We recommend leaving original brick exposed and painting only the drywall partitions added during conversion. When clients do want brick painted, we specify a mineral-based limewash like Romabio Classico Limewash rather than acrylic paint, because limewash allows the brick to breathe and ages naturally rather than peeling.
Timber beams and concrete soffits each have their own treatment. Original exposed timber takes a clear UV-stable sealer; painting it over reads as a design mistake even when the colour is right. Concrete ceilings (common in West Liberty and Liberty Central) need a masonry-compatible primer like Zinsser Bullseye 1-2-3 followed by two coats of dead-flat ceiling paint, applied with a 3/4" nap roller because the texture absorbs more product than smooth drywall.
The building coordination here is generally straightforward, but the prep matters more in a heritage conversion than in any standard tower we work. We don't quote Liberty Village units sight-unseen.

Can you paint my loft while I'm living in it? Yes — most Liberty Village clients stay in their lofts during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
Do you paint exposed brick walls in Liberty Village lofts? We can, but we usually recommend against it. Three things: the brick/timber/concrete substrate mix requires different primers and products than standard drywall; ceilings are typically 11–14 feet rather than 9 feet, which adds ladder/scaffold time and material; original windows are usually larger than standard condo windows, which means more cut-in linear footage per room. We factor all three into the quote rather than as surprises during the job.
How long does a typical Liberty Village loft project take? A one-bedroom conversion: 1–2 days. A two-bedroom loft: 2–4 days. Larger lofts with multi-level layouts: 4–6 days. Cabinet refinishing is separate and runs 4–6 days with off-site door spray.
Do you offer Farrow & Ball or just Benjamin Moore? Both. Most Liberty Village jobs use Benjamin Moore (Aura, Regal Select, Advance for trim and cabinets) because the BM line covers the durability and colour range most clients need. We also work in Farrow & Ball Estate Emulsion and Modern Emulsion when clients want the specific depth and colour-shift quality F&B is known for. F&B typically needs three coats vs BM's two, and we factor that into the quote.
