Square One condos: the cluster we work most in Mississauga
The Square One area (City Centre) holds the highest condo density in Mississauga and most of our work in the city happens within a 2-kilometre radius of the mall. The major buildings we've worked in repeatedly include Absolute World 1 & 2 (the "Marilyn Monroe" towers, completed 2012), M City Phase 1 & 2 (2021–2023), Parkside Village towers, Limelight Condos (2010), and the older Eden Park / Hexagon buildings dating back to the 2000s.
Three Mississauga-specific scope notes worth knowing:
Larger unit floor plates than equivalent Toronto condos. A 1-bedroom in Square One typically runs 600–750 sq ft compared to 450–600 sq ft for a CityPlace 1-bedroom. Two-bedroom units commonly hit 1,000–1,200 sq ft. The square-foot multiplier means quoted totals run higher even at the same per-sq/ft rate, but the prep efficiency per square foot is better (fewer corners, more open wall planes).
Newer construction baseline. Most Square One inventory is post-2008, which means factory-primed drywall, smooth ceilings throughout, no asbestos popcorn concerns, and standard 9-foot ceilings. Repaint scopes here run lower per-sq/ft than older Toronto stock.
Travel logistics. Our Toronto base adds 30–45 minutes of travel each way to a Square One job depending on QEW or Gardiner traffic, which we account for in scheduling. We don't add a travel surcharge for Mississauga work; it's within our standard service radius. For Streetsville, Meadowvale, or Erin Mills jobs at the western edge of Mississauga, we'll quote travel separately at walk-through.

Mississauga painting FAQ
How much does painting cost in Mississauga? Pricing depends on unit size and scope. A typical one-bedroom condo runs $1,800–$2,400, two-bedroom runs $2,800–$3,800, and larger units quote individually. All prices include premium paint, full prep, building coordination where applicable, two coats, and our 5-year workmanship warranty. HST not included.
Do you handle the COI submission to my building's property manager? Yes, completely. We submit a $2M commercial general liability Certificate of Insurance naming your specific Mississauga building to the property manager within one business day of booking. Most major Toronto property managers (Crossbridge, FirstService, Del, ICC) already have our paperwork on file.
Can you paint while I'm living in the unit? Yes — most of our Mississauga clients stay during painting. We sequence rooms so a working bedroom and bathroom are always available, wrap furniture in plastic in place, use zero-VOC paint that lets you sleep in the unit the same night, and vacuum the work area at end of every day.
How long does a typical Mississauga project take? A studio: 0.5–1 day. One-bedroom: 1–2 days. Two-bedroom: 2–3 days. Three-bedroom or larger: 3–5 days. Cabinet refinishing is a separate scope and runs 5–10 working days including off-site door spray.

F&B typically needs three coats vs BM's two, and we factor that into the quote.
